(10% OF COST DEPENDS ON THE AGE OF THE BUILDING)
Examples: a 1,800 square foot building/home and below, could cost at minimum: $275.00 to inspect and report on.
Note: Detached garage square footage added.
1,800 and below square foot regular home Inspection could cost at minimum : $275.00
1,801-2,200 square foot home would cost: $325.00
Re-inspection cost: $100.00 (with list of items repaired)
Pool/Spa, inspection cost$ are based on size of the pool/spa and area, starting @ $75.00 and up. (No test performed on water)
**Safe condition crawl space inspection: crawl space must be dry and sealed from small animals before inspector or drone enter.

Do I need to have the electric, water, gas on?
The quick answer is YES. In order for the home systems normal operation to be inspected what ever power that system uses need to be working at time of inspection.
What is a General home inspection?
A general home inspection is a non-invasive, visual examination of the accessible areas of a residential property performed for a fee, which is designed to identify defects within specific systems and components defined by Standards that are both observed and deemed material by the inspector. The scope of work may be modified by the Client and Inspector prior to the inspection process.
What is a Material Defect?
A material defect is a specific issue with a system or component of a residential property that may have a significant, adverse impact on the value of the property, or that poses an unreasonable risk to people. The fact that a system or component is near, at or beyond the end of its normal useful life is not, in itself, a material defect.
What do the Home Inspector report?
A general home inspection report shall identify, in written format, defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector. Inspection reports may include additional comments and recommendations.
Can I call the Home inspector after the inspection?
Yes, IMH home inspection services does not stop after the home inspection is completed and report is turned in. I have clients call for advice on everything for the home but, remember we do not and cannot perform any repairs.
